CHECK-IN and CHECK-OUT
CHECK-IN TIME: 3:00 PM Eastern Time CHECK-OUT TIME: 10:00 AM Eastern Time Unapproved late check out will be at a charge of $50.00 U.S. dollars per hour. No refunds for early checkout or weather conditions.
SECURITY DEPOSIT NON-REFUNDABLE DAMAGE WAIVER In lieu of a normal security deposit there will be a damage waiver fee applied to each reservation. The damage waiver covers up to $1,000 in ACCIDENTAL damages, such as broken kitchenware, coffee pot, etc. This does not cover non-accidental damage to furniture and electronics (i.e. damaged television, broken VCR/DVD, broken bed frame, broken sleeper sofa, etc.) Guest will be responsible for all intentional or reckless damages, and the credit card on file will be charged. Guest also authorizes agent to charge any expenses relating to intentional or reckless damage, cleaning of the unit beyond a normal cabin cleaning, or theft of any property from the unit, to the credit card on file for that cabin. The guest who uses their credit card for the deposit is considered the responsible party, and all necessary charges concerning said cabin will be charged to the credit card on file, no matter who in the group caused the damage. You WILL be required to provide at check-in either a VISA/MasterCard/AMX number to be used as a security deposit in case of any property damage found during cabin inspection. Deductions will be made for missing kitchen, linen, and decoration items, as well as for property damage.
ALL CABINS ARE NON-SMOKING
SMOKING IN THE CABIN WILL RESULT IN A $250 EXTRA CLEANING FEE .

We accept credit card payments and EFT (EFT payment receives a discount) . We break our payments down into two payments.
- At the time of booking a reservation, we charge 50% of the total reservation cost. - Within thirty (30) days of your arrival, we will auto charge the remaining balance of the reservation cost to your card. - Any reservation made within thirty (30) days of your arrival date will be charged in full.
Tenants Responsibility Any damage noticed upon arrival should be reported to the owner immediately. If damage is not reported, you may be charged for the cost of the repair. All general maintenance should also be reported so the unit can be kept in good repair. Any general maintenance items that need attention should be reported to keep the cabin in good repair.
Put all game controllers and remote controls in their proper place.
Dishes are to be washed and put in their proper place, you may leave the dishwasher running when you depart if there is not time enough to finish them.
Put the towels in the showers or bathtubs.
Put all trash in bags and place outside in the secure containers.
Cabin is to be left in a neat and orderly condition.
Late check outs will be charged $50 per 1/2 hour after 10AM. Note: We cannot run an effective cleaning schedule if you are still in the cabin when they show up to clean.
Each cabin has a maximum occupancy that may not be exceeded without prior approval. We do not rent to Vacationing students or singles under the age of 25 unless accompanied by an adult guardian or parent.
We do not refund rents or deposits lost due to cancelled or shortened stays because of weather. Departures due to inclement weather do no warrant refund of rent or deposit. (We highly recommend getting TRAVEL Insurance for your Trip)
TRAVEL INSURANCE WHAT’S COVERED?
Travel insurance may cover a traveler’s vacation investment if severe weather conditions directly affect their travel arrangements or accommodations. For example, if a traveler is forced to cancel a trip due to a hurricane, travel insurance with trip cancellation can provide a reimbursement for nonrefundable expenses, up to the limit of coverage purchased.
If severe weather forces the evacuation of the traveler’s unit, the travel insurance may provide reimbursement for nonrefundable expenses, and additional travel expenses. For losses to be covered, travel insurance must be purchased before a hurricane is forecasted or predicted. Once a storm is named, losses resulting from a hurricane that has been forecasted or predicted on or before the effective date of coverage are excluded.
All claims will be evaluated on their own merits at the time of adjudication.
Travel Insurance is available on this site and we highly recommend you purchase it.
ABSOLUTELY NO PETS:
No Pets are permitted in rental units under any circumstances, NO EXCEPTIONS. If any evidence of a pet(s) is found in your unit or on the premises, you will be asked to vacate immediately with no refund of rent or damage deposit.
Rates include a one-time linen setup and cleaning service at the time of departure. There is NO DAILY MAID SERVICE. An initial set up of trash liners and toiletries is provided. Extra items needed are the responsibility of the guest. (ie Bring your tooth paste, laundry detergent, soap, beach towels, extra toilet paper etc.)
The Cabin Rental Store will provide water, heat, electric, trash removal and local telephone usage. GUEST is responsible for all long distance calls made during tenancy.
LAKE & FIRE PIT:
If your cabin has a lake or fire pit use them at your own risk and please do not leave any trash in the area. DO NOT LEAVE A FIRE UNATTENDED
Any reservation obtained under false pretense will be subject to forfeiture of advance deposit and/or rental money and the party will not be permitted to check-in.
GUEST assures the LESSOR that the tenants will observe all conditions and terms of this lease as to maintaining the premises in good order and appearance and will conduct themselves in a manner inoffensive to neighbors.
GUEST assures the LESSOR that any tenant who violates any of the terms of this Lease shall be immediately denied occupancy and shall remedy any damages or other expenses, which are caused by the tenant and/or the tenant’s guest(s).
GUEST agrees that any tenant who is found using drugs or allows others to use drugs on the premises will be immediately denied continued occupancy at these premises and forfeit of all monies collected.
GUEST and/or their guests shall not disturb, annoy, endanger, or inconvenience neighbors, nor use the premises for any immoral or unlawful purposes, nor violate any law or ordnance, nor commit waste or nuisance on or about the premises.
GUEST agrees that during the term of this lease and such further time as he/she occupies the premises, he/she will keep the leased premises clean and free of trash, garbage, and other waste; and all pipes, wires, glass, plumbing and other equipment and fixtures in the same condition as at the beginning of, or may put in during the term of the lease, reasonable wear and tear and damage by unavoidable fire and casualty only exception.
GUEST agrees to indemnify and save LESSOR harmless from all liability, loss or damage arising from any nuisance or harm made or suffered on the leased premises by the GUEST, tenants, or guests or from any carelessness, neglect, or improper conduct of any persons entering, occupying or visiting the leased premises.
GUEST agrees that he/she shall not paint or make alterations to the property, including changing existing locks or adding new ones, without the LESSOR’S written consent.
Upon not less than 24 hours notice, GUEST shall make available to LESSOR or his agent for the premises of entering to make necessary or convenient repairs and to show the premises to prospective tenants.
In an emergency, LESSOR or his agent may enter the premises at any time without securing prior permission from GUEST.
GUEST may not let, sublet or assign this lease for all or any part of the premises without prior consent of the LESSOR.
In the event that any action shall be commenced by either party arising out of, or concerning this lease or any right or obligation derived there from, the prevailing party shall be entitled to receive attorney’s fees as fixed by the Court in addition to all relief at law or equity.
Either party may terminate this lease in the event of a violation of early provision of this lease by the other party in the manner and as provided by law.
The Policies and Procedures above are meant to protect our guests and owners alike. All guests, as well as owners are required to conform to all Policies and Procedures.
GUEST assumes full responsibility for fulfilling the terms of the lease for the period stated and assure the LESSOR full recourse for the payment of any amount outstanding from the total amount due in accord with the terms as stated above including any outstanding or unpaid charges that are the responsibility of the GUEST.
In the event of cancellation of this contract, refund of the advanced rental deposit will be made only to the extent that a tenant can be found to occupy the vacated time reserved under this contract.
Our cabins are located in the Smoky Mountains so most have steep roads / driveways.
Coppertop and Million Dollar View cabins share the same swimming pool.
Refund and Cancellation Policy
No Cancellations or changes allowed for reservations made within 30 days of arrival or 60 days before arrival for holidays.
- CANCELLATION, CHANGES OR TRANSFER POLICY for reservations made more than 30 days of arrival or more than 60 days before arrival on holidays. From the date of booking your reservation, you have 5 days to cancel or change your reservation without penalty. Confirmed reservations are not transferable. Confirmed reservations may be cancelled by written notice. Upon confirmation, the unit is off the market to anyone else; therefore, the advance deposit and all monies collected will be refunded only if the unit is re-rented at the full rental amount. All refunds are subject to a $100.00 cancellation fee.
A deposit is required to make a reservation and the remaining balance is due 30 days before you arrive. All reservations with a remaining balance will cancel on the 14th day before the reservation arrival date and all monies will be forfeited.
CREDIT CARD AUTHORIZATION:
I understand and consent to the use of the credit card provided without original signature on the charge slip, I understand that by “clicking” that I have read the terms and conditions of this property, I am bound by this agreement and I have “signed “electronically, and that this Credit Card Authorization cannot be revoked and will not terminate. Charges may include but not limited to: unauthorized long distance telephone, cable, satellite TV or internet charges, damages beyond normal wear and tear.
